Hyyve is revolutionizing the real estate industry by introducing a dynamic bidding platform that connects homeowners with top-performing real estate agents. The platform creates a fair and secure marketplace where sellers have more transparency and competition, while agents connect directly with serious buyers. By allowing real estate professionals to showcase their expertise through competitive bids – including upfront payments and tailored services – Hyyve ensures that both sellers and agents maximize their opportunities in a fair and results-driven marketplace.

What inspired you to create Hyyve?

Patrick:  “The inspiration for Hyyve came from recognizing that real estate listings are the foundation of the entire real estate transaction. Without the listing, there’s no way to post on the Multiple Listing Service (MLS), no opportunity to market the property, no chance to earn commissions, and ultimately, no way to sell the home. We believe this makes the listing inherently valuable and something that should be monetized and controlled by the home seller. Traditional lead-generation methods like cold calling or ads often lead to low conversion rates for agents, while homeowners often feel like they’re stuck with limited options and unclear pricing. We wanted to create a platform that empowered both agents and homeowners to make better, more informed decisions.”

Can you explain how the bidding process works and why it benefits both homeowners and real estate agents?

Patrick“Hyyve empowers homeowners to list their property on our platform, and agents bid for the right to represent them. This allows sellers to not only choose an agent based on price but also on overall value, including expertise, track record, and services offered. Agents can showcase their value by presenting a cohesive sales plan, credentials, past performance, marketing strategies, and additional services to differentiate themselves from others. We empower agents by providing them with the tools they need to stand out and have flexibility on negotiations, such as offering additional options to include specific terms in their bid, such as commissions on the sale of chattels, perks like staging, or even the opportunity to enter into a Buyer’s Representation Agreement with the seller as an add-on to their bid.”

Better Leads for Agents, More Value for Sellers

Patrick“For agents, the benefits are clear. They’re securing high-quality, high-conversion leads in a competitive marketplace. Rather than spending money on ads or cold calls with low conversion rates, they only pay for guaranteed leads. It’s a much more targeted approach, where they have a better chance of winning listings and increasing their business volume.

For sellers, this open marketplace and increased agent competition will result in better bids, improved service offerings, and other additional perks. One of the major advantages for sellers will be the ability to secure upfront cash for their listing. The cash offered to sellers incentivizes them to engage seriously with the agent, creating a mutually beneficial relationship from the get-go. The result is a much more transparent, efficient, and trustworthy process.”

What challenges did you face while launching Hyyve, and how did you overcome them?

Patrick“One of the biggest challenges we faced was getting agents and homeowners to trust a new and innovative system that leans away from what the real estate process has always been like. The real estate industry has always been very traditional, and many Canadians are hesitant to move away from those traditional referral and advertisement processes. Convincing agents to see the value in a dynamic, bidding-based platform will take time, as does helping sellers understand that the Hyyve model could offer them more than just a low commission. 

We are overcoming this by educating both agents and sellers on the benefits of transparency and competition and showing them that Hyyve isn’t about undercutting agent commissions but improving the entire process. We’ve also gathered feedback and improved the platform based on our beta platform. Early traction from tech-savvy agents and sellers dissatisfied with traditional methods is helping us prove the concept and gain more adoption. 

So far, Hyyve has 782 agents and 224 sellers who have signed up for our launch this spring.  These numbers grow daily.

What feedback have agents shared about the platform’s impact on their business?

Patrick“The feedback we’ve received from agents has been positive. Many agents are excited about spending less time and money on low-conversion activities like ads and instead being able to bid on listings that match their expertise and target market. This will lead to higher-quality listings and, consequently, more successful sales. Agents also appreciate the transparency and the opportunity to differentiate themselves beyond just price. It’s also been a game-changer for agents previously frustrated by how competitive and inefficient traditional lead-generation methods can be. Our agents are excited about Hyyve’s launch this spring.”

How do you envision Hyyve transforming the real estate industry in Canada and what excites you most about Hyyve’s potential in the real estate industry?

Patrick“We envision Hyyve transforming the traditional real estate processes and industry as a whole, which has been in need of change for some time. Many Canadian homeowners and real estate agents have experienced their respective struggles in terms of the current, conventional ways of working through real estate transactions and its lack of options. we see Hyyve as part of a broader transformation of the real estate industry in Canada and eventually beyond. The traditional model, where agents rely on word-of-mouth, referrals, and unpredictable lead generation, is becoming outdated. Our goal is to modernize the industry by creating a win-win for both agents and sellers.”

With its official launch in Toronto, Hyyve is set to change the way real estate transactions are handled in Canada, bringing transparency, competition, and new opportunities to both homeowners and real estate agents.
